Your own oasis within the city. Our single story house spans 5000 sq ft with bedrooms on each wing of the house so there is plenty of room for your whole group to spread out. For your enjoyment there is a pinball machine, shuffleboard table, 80's era arcade games and 88" TV. The back yard is a resort-unto itself with a pool, separate hot tub, putting green, sports court and tree house. Welcome to your own oasis within the city! Our 5BR/4.5Bath house has what you’re looking for and MORE! The very-private back yard is a your retreat with a beautiful pool, separate hot tub, tiki-bar, golf putting green, sports court, trampoline, corn hole and bocce sets, and tree house. The inside also offers many forms of entertainment including an 11’ shuffleboard table, Pirates of the Caribbean pin ball machine, and 88” TV. All of this in a beautiful neighborhood conveniently located just minutes from downtown. Within the neighborhood take a leisurely walk or bike to local grocery store, Starbuck’s, the local library, Beer Plant restaurant or head over towards the lake for dinner at Hula Hut or a morning pastry and coffee at Mozart’s. Just a little bit further, still reachable by bike (2.3 miles) is the bridge heading over to Zilker park (home to ACL music festival) as well as the Hike & Bike trail which offers endless opportunities to run, walk or bike around the lake and/or stop and go for a SUP or kayak. From the house it is easy to drive or ride share with UBER or Lyft to get downtown, UT, the convention center, or within minutes be out on the town to explore Austin's amazing food and live music. This gem of a house was completely renovated in 2018. The kitchen features beautiful quartzite countertops and state of the art appliances, including a commercial grade range/oven. For cooking-in the patio also offers you 3 choices in grills: built in gas grill, Tex-Rex pellet grill, a big green egg, as well as a pizza oven. Relax and enjoy your time in a dining room that can comfortably seat 8 as well as room for 4 at the kitchen table and 4 more at the bar stools overlooking walnut countertop in the kitchen. Plenty of room to eat! There are 5 bedrooms spread across both wings of the single-story 5000sq/ft home. Primary bedroom - King size bed and flat screen TV. Master Bathroom has Jacuzzi jet tub, separate walk-in shower, and separate vanities. 3 bedrooms each with Queen beds. In addition to the 4 bedrooms there is a home office with a full size pull out couch and 2 living rooms both with couches that can be used for sleeping. We also provide a queen size inflatable mattress if you need even more room for people to sleep! There are 4 full bathrooms. Plus a pool side half-bath. For your convenience there is a large laundry room with oversized washer and dryer as well as utility sink and room to hang items you do not wish to put in dryer. There are hooks on the walls to hang pool towels as this laundry room is directly accessible from the pool area. Wifi is available throughout the house and yard. There are 3 different Nest AC/Heating units so every area of the house can be temperature controlled to your liking. The driveway has room for multiple cars and there is also ample free street parking. The entire house and resort-style back yard is yours to use. As was stated in description there will be some closets and drawers that are locked. These are the homeowners personal items that you will not have access to. In addition, as was stated in description, the pool will only be accessible if all guests have signed a pool waiver. The homeowners will not be present at the house during the guest's rental period. However they will be available by AirBnB communications. Tarrytown is a lovely neighborhood located just West of downtown, where the Colorado river starts to bend. From the house you can take a leisurely walk or bike to local grocery store, Starbuck’s, the local library, Beer Plant restaurant or head over towards the lake for dinner at Hula Hut or a morning pastry and coffee at Mozart’s. Just 2.3 miles away is the bridge heading over to Zilker park (home to ACL music festival) as well as the Hike & Bike trail which offers endless opportunities to run, walk or bike around the lake and/or stop and go for a SUP or kayak. From the house it is easy to drive or ride share with UBER or Lyft to get downtown, UT, the convention center, or the lively music scene in East or South Austin within minutes. Per City of Austin short term regulations, outdoor activity is prohibited between 10:30pm - 7am. We are located in a residential neighborhood and must be mindful of the rules and regulations. If any noise violations occur and any “house rules” are broken this is considered a breach of contract and the entire security deposit will be not be refunded AND you may be required to vacate the premises immediately (even if your booking goes for longer). Maximum Occupancy: 12 Guests This rental property is fully licensed by the city of Austin. When booking this home know that you are getting a home that is legally licensed to operate in the City of Austin. Guests must be over 25 in order to book. Early check in and/or late check out may be possible but must be requested by guest and approved by host in writing and will incur a fee. That fee is dependent on how many hours the guest will be staying. The pool and/or hot tub are not heated unless prior request is made. The pool and hot tub are separate and can be heated independent of each other. There is an additional charge for heating the pool and/or hot tub. - Pool heating charge: $100/day of guest booking (pool will not be heated if pool water temperature is below 65 degrees or the outdoor temperature is below 60 degrees). - Hot tub heating charge: $30/day of guest booking. We ask that the renters turn off the hot tub heat when not in use. If hot tub and/or pool are left in the "heated" mode overnight (midnight - 7am) a fee of $100 for the hot tub and $200 for the pool will be charged in addition to the daily fees for heating specified above. If any additional cleaning is required after your stay in excess of standard cleaning guests will be charged at a rate of $25 per hour. The home is equipped with keyless entry on all exterior doors for your convenience. A special code will be set up separately for every booking. There are cameras surveilling the outside. No indoor cameras will be active during your stay. Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. There is no daily cleaning service. For those renters with allergies, please note that we (the home owners) do own a dog. The dog will not be present during your rental. Trash collection by the city of Austin is Friday early morning. If staying at house on a Thursday night please bring trash bins to street. Every other Friday is recycle collection. If neighbors have blue recycle bins by street please also put the large blue recycle bins out at the same time as the trash cans. CHECK OUT PROCEDURES: - Cleaning all dishes (putting in dishwasher and starting cycle, and/or washing dishes in sink). - Taking all trash and recycle from kitchen, bathrooms, and tiki-bar trash cans out to outdoor city trash and recycle bins. - Locking all windows and exterior doors. HOUSE RULES: NO SMOKING is allowed anywhere inside the house and/or anywhere on the property. NO glass is allowed anywhere in the lower patio/pool area. If broken glass is found near or in the pool area there will be a $100 fee to vacuum the pool and ensure no glass broke in the pool. No children under the age of 18 permitted in the pool or hot tub at any time without adult supervision. Only use pool and hot tub at your own risk. No children under the age of 18 permitted to use the trampoline without adult supervision. The net to the trampoline should be zipped shut at all times while in use. NO glitter or confetti inside the house or in pool area. If any of these items are found upon check out the owner may charge an extra cleaning fee of $100 to remove these items. Any decorations put up inside or outside the house must be removed or an additional cleaning fee of $100 will be charged to remove these items. NO wheeled items pulled/wheeled along the floors. This includes but is not limited to: wheeled luggage, rollerblades, skate boards, wheelies/heelies (sneakers). The hardwood has recently been redone and wheels scratch. Austin and neighborhood noise ordinance in effect from 10:30pm – 7am. No loud noises per the city of Austin during these times. If law enforcement is called to the house for disturbances you will be vacated from the premises, the booking immediately canceled, no refunds will be given for time still remaining on your booking, and a $500 fee assessed for the infringement. This is the primary residence of the owners. Certain closets and drawers and rooms will be locked for the owners use. At no time are you allowed to access these areas. The garage is also not available to renters. At no time will additional overnight guests be permitted in the house. Only the guests confirmed during the booking process are permitted overnight. If any additional guests are requested there must be prior written consent from the host. If there is no prior consent from host given and/or this rule is violated there will be a fee of $500 due immediately (plus all applicable extra person charges) and/or the termination of your stay without refunds. Furniture is not to be moved. The furnishings and the property and must be kept in good order. All property in the home and on its premises shall remain in the home and on its premises. NO animals and/or pets are allowed inside the house. If this rule is violated, guest will be charged a minimum violation fee of $1000. NO use of fireplaces in the house. Towels and linens are not to be removed from the premises. NOISE RESTRICTIONS: No excessive outdoor noise between 10:30 p.m. – 7:00 a.m. per City of Austin Noise Ordinance. HOUSE RULES AND VIOLATION FEES If any of the House Rules are violated, Guests will have their reservation cancelled immediately and without refund and be charged for a security deposit up to $3000. SHORT TERM RENTAL POOL WAIVER A separate waiver and release will be required before guests will have use of the pool. Pool waiver must be turned in no later than 7 days before check-in, or immediately upon booking if booking is made less than 7 days before check-in. All visitors (day visitors or overnight) must have a pool waiver signed in order to have access to the pool. "WAIVER AND RELEASE OF LIABILITY, WAIVER OF CLAIMS, ASSUMPTION OF RISK AND INDEMNITY AGREEMENT WHEREAS, I, the undersigned, (collectively, the “STR Renters”), am renting or visiting the home the home located at 2520 Tanglewood Trail, Austin Texas (“Property”) on a short term basis; and WHEREAS, I understand there is a pool located on the Property and WHEREAS, I (and my minor children, if applicable) wish to visit the Property and/or use the pool located on the Property during my rental or visitation of the Property WHEREAS; access to and use of the pool is subject to my agreement to the following terms: ASSUMPTION OF RISK: I, the undersigned, on behalf of myself and/or my minor children, recognize and understand that using the pool on the Property involves certain risks. Those risks include, but are not limited to, the risk of injury resulting from possible malfunction of the equipment used in the pool and injuries resulting from tripping or falling over obstacles in the pool area, drowning and death. RELEASE OF LIABILITY, WAIVER OF CLAIMS AND INDEMNITY AGREEMENT In consideration of visitation and use of the Property and/or the use of the pool on the Property during the rental period, I hereby agree as follows: 1. TO WAIVE ANDY AND ALL CLAIMS that I have or may in the future have against Ashley and/or Kevin Morgan, their employees, agents and representatives (all of whom are hereinafter referred to as “the Releasees”) for any and all claims whatsoever; 2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury or expense that I may suffer or that my minor children and next of kin may suffer as a result of my use of the Property and/or pool on the Property, due to any cause whatsoever, including negligence on the part of the Releasees; 3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability from any damage to property of, or personal injury to, any third party, resulting from my use of the pool on the Property or my presence on the Property; 4. That this Agreement shall be effective and binding upon my heirs, next of kin, executors, administrators and assigns, in the event of my death. I HAVE READ AND UNDERSTOOD THIS AGREEMENT, AND I AM AWARE THAT BY SIGNING THIS AGREEMENT I AM WAIVING CERTAIN LEGAL RIGHTS WHICH I, OR MY HEIRS, NEXT OF KIN, EXECUTORS, ADMINISTRATORS AND ASSIGNS MAY HAVE AGAINST THE RELEASEES. ____________________________________ Signature ____________________________________ Printed Name
