Feel at home while enjoying your stay at our Vista Azul (Villa #1109) which accommodates up to 6 guests. To ensure you have a memorable stay, the Villa comes with many comforts and access to Island community amenities. 2 BEDROOMS. The MBR has a queen size bed, 2 night-stands, and dresser with mirror. Guest Room has a queen size bed, 1 nightstand, and a standard TV. In the closets you will find hangers and additional bedding. 2 BATHROOMS: MBR bathroom has a walk-in shower and a large bathtub. Two sinks facilitate personal hygiene in the morning. Guest bathroom in the living area has a walk-in shower and 1 sink. Additional towels and toiletries are located within cabinets. KITCHEN: Fully equipped with an electric glass top stove, oven, microwave, dishwasher, refrigerator, coffee maker, and all necessary kitchenware. DINING: Table is set for 4 guests but can easily accommodate 6 with additional seating. LIVING ROOM: SmartTV provides local cable viewing as well as streaming Apps for movie watching or listening to your favorite music. A foldout sofa couch provides a place to sleep for 2 guests. WIFI: Available throughout the Island at no additional cost. PATIO: An outdoor table for 6 is provided for your convenience in the event you wish to dine outside. An additional high table with 2 chairs is also provided. Enjoy sunrise and lake views towards the east while in the patio area. LAUNDRY: Washer and dryer are located enclosed next to the fridge with additional coin-operated laundry machines just across the courtyard. PARKING: Two assigned parking spaces located in parking garage. Additional guest parking is available in the excess parking areas outside of parking garage. MARINA: A boat slip and a jetboat are available for rent at additional fees. Designated boat trailer parking area is located adjacent to marina. THE ISLAND ON LAKE TRAVIS: The Island provides great amenities for your enjoyment to include a restaurant, fully equipped gym, a staffed spa, lake activities rental store, 1 indoor and 2 outdoor pools and heated whirlpools, and 2 tennis courts. Owner will be available 24-7 via e-mail or cell phone CHECK-IN/OUT: A step-by-step list will be provided via e-mail 24 hours before your arrival. The Island is a gated community and therefore we will provide you with access codes and instructions for gate, Villa, gym, and marina as applicable. Additionally, we will provide you with a map for finding parking locations, elevators, and other areas of interest within the Island. SELF CHECK-IN is at 3pm or anytime after that without limitations on time. SELF CHECK-OUT is at 11am on your last day of stay. LATE CHECK-OUT is not permitted between May and September due to high occupancy rates that result from peak vacation season. 1. PROPERTY DETAILS: The property is fully furnished and air conditioned. Living area amenities are included as previously noted. The property includes all necessary utilities (light, water, basic cable and internet). Parking is limited to two designated parking slots, with additional guest parking available on a first-come-first-serve basis. Guests have access to all other common amenities available on The Island as noted. Some Island amenities may not be available during your visit due to season operating hours, scheduled maintenance, or repairs, or other safety restrictions as indicated by Island property management. 2. MAXIMUM OCCUPANCY: The maximum number of guests is limited to 6 persons. Only persons listed on the Rental Agreement are authorized to reside at this property. 3. TERM OF LEASE: The Rental Agreement begins at 3 p.m. on the Check-in Date and ends at 11 a.m. on the Check-out Date. The Guest agrees to vacate the premises at the termination of the Rental Agreement term. 4. MINIMUM STAYS: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. 5. SECURITY/DAMAGE AGREEMENT: The Guest is required to pay a refundable security deposit of $250.00. The Owner will hold the security deposit until termination of this Rental Agreement. The deposit covers any damages to the rental property and its furnishing caused by the Guest. Owners may use all or part or the security deposit to repair any damage caused by the Guest. If damages exceed the amount of the deposit, the Guest will be liable for any additional repair expenses. 6. RENTAL RULES: Guest agrees to abide by the Rental Rules attached at all times while at the property. All members of the rental party and anyone else Guest permits on the property shall abide by the following rules at all times while at the property. RENTAL RULES We want your visit to The Island on Lake Travis be pleasant and satisfying. The Island is a great condo complex with amenities to satisfy your vacation needs. Please understand that The Island has some privately owned condos and therefore we expect you to respect other owners and their guests. The following rules and regulations are designed to create a better and safer environment. All rules, provisions and regulations will be enforced. We appreciate your cooperation and will be glad to have you as our preferred guests. Guest agrees to abide by the Rental Rules at all times while at the property. 1. SAFETY. Each Guest is solely responsible for his own safety and for the safety of companions. Well-being and supervision of family members, invitees, and any other person on the condominium is the duty of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise (accidents, injuries or illness). The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. 2. SMOKING RESTRICTIONS. All condos are Non-Smoking. This includes tobacco, marijuana, any and all smoking materials. Smoking is prohibited in common areas such as the pools, courtyards, spa and exercise area, picnic areas and marina. The use of all illegal narcotics is illegal. Failure to adhere to these important rules will result in immediate eviction with no refunds or proration of rent. Any damage caused by smoking is 100% the responsibility of the Guest 3. NUISANCE. Guest shall avoid making or permitting loud, disturbing, or objectionable noises that are likely to disturb residents or other units. No noise on patio after 11 pm. 4. CRIMINAL ACTIVITY. This Rental Agreement will be immediately terminated in the event that criminal activity is conducted by a Guest (persons listed on this Rental Agreement, or invited guests) while on The Island premises. Criminal activity will be defined as violation of rules that affect the premises and other residents. 5. VILLA ACCESS. Guest shall allow Homeowner and The Island management, access to the property for purposes of repair and inspection 6. PETS: No pets allowed as part of this Rental Agreement. 7. VEHICLE PARKING. The Owner will issue the Guest a gate code on check-in date. The Island security may issue two (2) overnight parking permits at the gate. The permit must be visible at all times. Two (2) parking spaces designated to Unit 1109. 8. REPORT OF DAMAGES. Keep the Island and Villa property and all furnishings in good order. The failure to promptly report a problem may be consider as negligence by the Guest who may be liable for any additional damage caused by the delay in reporting 9. CANDLES. No candle burning is allowed on the premises. Candle burning residue may negatively affect A/C intake vents and A/C unit performance 10. NO CONCIERGE. The Island staff is not there to address your concerns. The staff is there to oversee day-to-day operations, general maintenance and security. Any questions or concerns should be communicated directly with the host. Vista Azul is a private property and no concierge is available at the Island.
